- That’s great! I’m glad you're in a good position here. One of the main reasons for a pre-approval is your official “pre-approval letter” is required by some sellers. The other thing is attaching it to your purchase contract can greatly improve your negotiating power. Does this make sense?
- That’s great I’m glad you have started the process already! I know the industry can be a little confusing with compensation so let me quickly explain how I am paid. In almost all cases the seller is responsible for both their Realtor and the buyer’s Realtor’s commission; therefore, we actually don’t get paid until the transaction closes. For that reason we request our buyers remain loyal to us and we will remain loyal to you. I’ll tell you what go through all of the information we went over today and let me know if you would like to work together. This has to be a win-win relationship for everyone. How does that sound?
- That’s great I’m glad you have started the process already! Dealing with new homes is a slightly different process than re-sale. I can definitely help you work with builders as well. The tricky thing about their model is they require me to be there the first time you go through the sales centre. So, I’ll tell you what, can we touch base with the builders you have met and let them know you will be represented. If not I do understand but I will not be able to advise you as you work through that transaction. Are you ok with us all having a quick conversation OR WOULD YOU PREFER TO GO AT IT ALONE? (Powerful statement)
- That’s great I’m glad you have started the process already! Private deals can work well. There are two approaches here that you can choose from: -I can still help advise, negotiate, and bring the transaction to a close. I would just request my compensation from the seller (don’t say friend). -Or you could handle it ALONE. Do you have a preference?
- Ask: “How is the process working out for you?” — They will like respond and say they are frustrated they can’t find what they are looking for.
- Set up a quick meeting/phone call to review criteria. Discuss criteria and move back to the Magical Wording (85% Home, 3 Things). Let them know that everyone wants what is slightly out of their budget. This happens at all price points.
- I totally understand what you mean here. That is one of the challenging aspects of buying a home — Remember the 3 things we discussed in the meeting: Home, Price, Location — This is exactly what is coming to light here. Usually when I chat with buyers like yourself about this, I ask them if there are 2 of the 3 things that are really important. What are the 2 non-negotiable in the 2 of 3 items.
- For sure! You should be focused on getting the best price. Offending the seller is no problem at all but one just must be prepared to lose the property or end up paying more than you may have originally. Let me explain: Offending a seller can cause them to not respond at all. If you start coming up on your price until you receive a response weakens your negotiating position. As they begin to see your interest they will hold out and you will likely pay more for the property than you may have. It’s not a standard back and forth on price negotiations as terms, conditions, the market, and motivation all play into the final price. In these cases, we usually recommend coming in on the lower side but still at a reasonable price. This usually results in the best price for you. Does this make sense?
- I’m glad you are focused on finding great value. I can certainly help you on this front. There are 2 ways to get a great deal on a property:
1) You know the market and jump on one that comes on ASAP to avoid anyone else tying it up OR
2) You focus on properties that have high days on market that NO OTHER BUYERS WANTED (The reject properties) at their asking price. Now there is no right or wrong here but is there one of those two approaches that jumps out at you?
- That’s great you have a property in mind. If we don’t have to tour through as many homes that does cut down on time but the true value in a trusted Realtor is advising, negotiating, and bringing the deal to completion. As a rule we never do commission kickback and it is actually not permitted by the regulatory body in STATE/PROVINCE. This is because the commission agreements are between the listing brokerage and the seller. Our compensation comes from the listing brokerage to our brokerage. Does this make sense?................ (USE WITH CAUTION, CHECK WITH BROKER) I’ll tell you what if this goes quickly I’ll make sure you get some great seats at a hockey game and a nice dinner beforehand.
- That is great you aren’t in a rush. This puts you in a great position when it comes time to negotiate. In moving through the process we find buyers are in one of four stages: Curiosity, Interest, Desire, Commitment. For the curiosity and interest stage buyers are very focused online and eliminating properties. Once they move to desire we have to be out looking at properties. Where would you guys put yourself in the four stages.
- .... Take all the time your need to find the right home. You shouldn’t be rushed. I just don’t want you miss out on a great property.
- That’s awesome! Just so you know this may affect you when it comes time to sell. If you are buying a property with a potential negative you just want to make sure you are getting a discount from the comparables as you will likely have to sell for less than the comparable down the road. Does this make sense?
- That’s awesome! When people ask if certain things are a deterrent or not I let them know that there are still buyers out there but the pool of buyers shrinks (use gestures). Does this make sense?
- Great question! Although that can depend on the buyer I recommend looking for things you can’t change and picture your life in the home. I’ll be pointing out important drawbacks or positives that may affect you on the resale market. Also I can answer any questions you have as we go through. Of most importance is picturing your life in the home and determining if the layout works for you.

Tips
Due diligence money is a fee that buyers pre offer at the time they make an offer on a home. In essence, it is the buyer’s good faith payment to the seller. During the due diligence period, the seller pulls the home off the market while the buyer completes inspections. The buyer has this time to review inspections reports and HOA bylaws and rules, negotiate repairs, and take any additional action needed to make a final decision as to whether to move forward with the purchase.
Earnest money is like due diligence money, earnest money is another good faith payment to show the seller that the buyer is serious about purchasing the home. Rather than being paid directly to the seller like the due diligence fee, the earnest money is held in escrow by an agreed-upon escrow agent until closing. If the seller is unable to fulfill the contract, the earnest money is refunded to the buyer.

The total cost of earning your real estate license, again, will vary depending on your state’s requirements.
You may have to pay for:
• Pre-licensing class - $475
• License application fees - $100
• State licensing exam fees - $164
• Fingerprinting fees - $45
Before you can become an agent, you need to become licensed. Depending on the pre-licensing program you choose and your dedication to your studies, this process could take weeks or months. The requirements for real estate licensing vary widely from state to state. Some states require a certain level of education, and/or a certain number of credit hours in real estate coursework, before you can take your licensing exam.
Understand eligibility requirements There is no national standard real estate licensing checklist. Each state sets its own requirements. You may face residency restrictions, requirements for pre-licensing coursework, and a lot of paperwork. You may have to complete various training programs, go through a background check, be fingerprinted, and show proof of employment with a sponsor or managing broker/ brokerage.
Other eligibility requirements that differ from state to state include:

• Hours of coursework minimums
• On-the-job training requirements
• Exam pass rates
• Proof of employment with a sponsor or managing broker/brokerage
• Errors and omissions insurance
All states require some type of real estate pre-licensing education. Once you complete your coursework, you will have to pass a state administered exam in order to continue. Some states require you to have a certain number of hours of on-the-job training in addition to your pre-licensing coursework.
Students who take exam preparation courses are more likely to pass the final state licensing exam on their first try. Consider test prep products like those from Real Estate Express, which allow you to practice real-life test questions from your state’s exam, give you pointers on how to conquer the math section, and more.
Be sure to choose a real estate licensing school that is accredited in your state. You’ll need a copy of your certificate of completion or your transcripts in order to complete your license application. You’ll also want to ensure that the school provides the types of classes that best suit your learning style. Do you want an online course or an in-classroom experience? Do they have a quick study program, or will you be studying for months?
In most cases, a third party—not your real estate licensing school—will administer your licensing exam. Your local real estate board should be able to direct you to the appropriate testing center. It’s important that you confirm that the testing center you’re using has been approved to administer the test. You will need to pass both the national and state portions of the exam, which can be taken together in some states, in order to get your license.
Only after you have met all requirements and passed your real estate license exam can you apply for a real estate license. You will need to know the application deadline in your particular state, and whether or not you will need to show proof of errors and omissions (E&O) insurance before you apply

As in the past, the following procedure will be used to disburse commission checks. All rules concerning compliance control should be followed to ensure smooth and efficient method of handling commission for everyone concerned.
COMMISSION DISBURSEMENT PROCEDURE
1. All commission checks will be deposited one time per day 2. The Compliance Coordinator MUST have all necessary paperwork and checks from closing in their office before 10 am for commission checks to be deposited the same day. 3. Past due balances will be deducted from commission deposits. There are at least 6-7 steps involved in completing a commission disbursement transaction on each closing. Contact you Compliance Coordinator for any additional questions.
All leads, clients, buyers, and sellers I am working with are the property of Young + Co. Real Estate, and upon termination of this contract, whether by Young + Co. Real Estate, all the leads, clients, buyers, and sellers will remain with Young + Co. Real Estate.

Logo Regulations:
All agents are required to use Young + Co. Real Estate logos in any professional publications (pictures, flyers, mailers, letters, etc.) that are being sent outside of the company. Individual agents are not allowed to create and distribute personal logos without company approval. All personal logos must be used alongside company branding.

Closing day is when you sign all of the final paperworkand & get the keys to your home! All charges (down payment, closingm, fees, prepaids, title work, inspection fees, etc.) and all credits (your earnest money, property tax from sellers, loan amount, closing cost) are all listed on the Closing Disclosure Statement.

Revenue Share is paid to any real estate agent or broker that has an active real estate license held by Young + Co Real Estate. It doesn’t matter if you have only been licensed for 1 month or 20 years. You can begin earning Revenue Share immediately.
In most real estate brokerage models, a share of the earnings is only given to the broker-owner, franchise or regional manager, or paid recruiters and team leaders.
Young + Co Real Estate is not a franchise model and there are no territories for sale. Young + Co Real Estate is one real estate brokerage.
Also, there is no production requirement to earn Revenue Share. You can sell as many or as few homes a year as you would like.

Another reason why Young + Co Real Estate Revenue Share is so important for real estate agents is that it allows agents to begin to diversify their income.
We all know that as real estate agents and brokers we have bad months from time to time. Even months where we may make no income at all.
Revenue Share helps to smooth out the off months and make the good months even better!
10% Commission Split
Revenue Share is paid out on every deal up until the agent caps for the year and no more company dollar is earned.
When an agent closes a deal, a percentage of the companies 20% goes back to the agent that sponsored them. We’ll get into the breakdown of percentages later on.
The cap is $16,000 in gross commission income paid into Young + Co. Real Estate. This totals $80,000 in total commissions. $80,000 x 20% = $16,000 paid into Young + Co. Real Estate. At this point, the agent is at 100% for the rest of the year until their cap resets.
The importance of Revenue Share for real estate agents cannot be understated. Most agents work decades and don’t have much to show for it at the end because all the commissions earned over the years get spent along the way of life.
Young + Co. Real Estate Revenue Share is different, however. Even when an agent decides to stop selling real estate, they will continue to earn income from the Revenue Share program.
There are no vesting requirements. However, you do need to keep an active real estate license and have it held by Young + Co. Real Estate. Revenue Share is looked at like real estate commissions and for commissions to be paid in most states and countries, you need an active real estate license.
